Bookings and messages
Requests at all hours, calendars to keep aligned, prices to update. A slow reply or a double booking costs reviews and cancellations. We handle channels, availability and communication.
Owners · Toscolano Maderno, Fasano, Gardone, Gargnano, Gaino
We start with the periods when you want to enjoy your home. Then we define availability, services and financial terms in a dedicated agreement.

The home stays yours. Management bends around the time you want there.

Today’s formula
In the example: 75% to you, 25% to Maderna. Under the estimate you’ll find in detail why that 25% exists, bookings, complaints, cleaning, local presence, and what it concretely includes.
Simulation
We start from a typical home in the area and typical rates from recent years. The estimate uses the current formula: 75% to you, 25% to Maderna. To refine, open advanced details.
How it works today
You receive 75% of estimated guest revenue. Maderna keeps 25% to manage the home for you, local presence, channels, guests, cleaning coordination and reporting. Included: multi-platform and direct booking manager at no extra cost.
Later we may also evaluate a fixed amount, if it makes sense for you and the home. For now we only work with this formula. What the 25% includes →
We remove them from the guest calendar. The rest can work all year.
The value of the 25%
Managing a short-term rental is not “publishing a listing”. It is bookings, messages, complaints, cleaning turnovers and surprises, often while you do something else. The 25% buys local presence and operational continuity, not just software.
Industry figures (hosts and STR operators) for context: not a promise for Toscolano, but they show where time goes, and why a local professional matters.
Included in management
Multi-platform and direct booking manager, at zero extra cost.
We add a manager for bookings across platforms (Airbnb, Booking and similar) and for direct enquiries, with no extra cost to you beyond the 25% commission. One calendar, fewer double bookings, more channels working together.
per week
Average time many hosts report managing homes, often on top of another job.
of hosts
Say cleaning and maintenance are among the heaviest tasks of the week.
per month / home
Estimated management hours per property; in peak season it can rise a lot.
turnovers / year
Average turnovers per unit: each change is check-out, cleaning, check and a new arrival.
Requests at all hours, calendars to keep aligned, prices to update. A slow reply or a double booking costs reviews and cancellations. We handle channels, availability and communication.
Hot water, wifi, noise, late check-in: problems arrive when you least expect them. Being on the ground means acting fast, without you leaving work or a holiday.
Between guests the home must be ready. Coordinating teams, quality and timing is one of the stresses hosts cite most: we organise it locally.
Cleanliness and property condition are among the top guest complaints. Professional management reduces gaps between turnovers and protects future bookings.
What the 25% includes
In practice, this is the scope of the example commission. Detail stays written in the mandate.
Usually outside the commission: operational cleaning, consumable linen, utilities, extraordinary maintenance and platform fees. Industry context sources: PriceLabs host report; STR management time studies; operator trends on cleaning and guest complaints.
Before the agreement
Three areas to make explicit in the mandate. Nothing stays implied about who does what, when, and with which spend limits.
Immediate area: Toscolano Maderno, Fasano, Gardone, Gargnano and Gaino. Local contacts, support hours and emergencies: every service with a clear owner and scope.
We agree the inventory, amenities, cleaning, linen and house rules. Extraordinary expenses will have defined approval thresholds.
We check which requirements apply and who handles them: registrations, CIN, safety, guest reporting and tourist tax. Operational authorisations will be explicit.
